PLANNING AND CONSULTATION STAGE


The first step of bringing your dreams to life is to get planning! Get the details down on paper – what are you looking to build, where would you like to live – and include some “Plan B” options. Work with your team to determine costs, potential roadblocks (and alternatives to suit Plan B), and timeline. As the plan starts to come together, that dream will have enough reality applied to it to kick things into the “let’s do this” phase!

SET REALISTIC BUDGETS


Setting a project budget requires some professional help. To determine overall budget, you will need to complete the planning stage to have a good sense of property size and building square footage. With help, you’ll work through the breakdown of costs for different materials, required permits, professional fees, etc. This legwork will get you to a total number that might send you back to the planning stage for revisions, or will lead to the next step.

ARRANGE FINANCING


Budget in hand, with some contingency funds worked into the bottom line, arrange with your lender as required to move ahead with Operation Dream Home. Be ready to strike when the perfect lot for your home plans hits the market!

Look back to your plan and consider what type of lot you want (or need). Consider neighbourhood, lot size and shape, current landscaping or geographical features. Finding your perfect lot might mean unchartered territory, or it might require a rebuild on an existing property. Lean on your REALTOR® to find the lot that ticks all of your “must-have” boxes.

FIND THE RIGHT BUILDER AND DESIGNER


Assemble your team – the right builder and designer are the ones that are right for you. Consider your style vs their portfolio of experience. Look for a sense of understanding each other – with the right team, communication will flow easier and the process will have fewer bumps along the way. You’ll be spending some serious time together – so find some team members that you enjoy!
